Project Overview

This Hethersett bungalow had a 65-year-old tile roof that had reached the end of its lifespan. Multiple cracked tiles, a non-breathable felt membrane, and widespread condensation had caused interior ceiling damage and timber rot throughout the roof structure. The homeowners needed a complete replacement with modern weatherproofing.

The Challenge

Active leaks had damaged the living room ceiling, with water ingress worsening during heavy rain. The original non-breathable felt was trapping moisture inside the roof void, causing the entire structure to “sweat” and accelerating timber decay. All fascia boards showed significant rot and required replacement alongside the main roof work.

Our Solution

We stripped the roof back to the rafters, replaced all rotten timber, and installed a modern breathable membrane system. The entire roof was re-tiled with new concrete tiles, and all fascias and soffits were replaced with maintenance-free UPVC roofline. Proper ventilation was installed to prevent future condensation issues.

The Result

The homeowners now have a completely weatherproof roof backed by a 10-year workmanship guarantee. The breathable membrane system eliminates condensation problems, and the new UPVC fascias mean no more painting or rot issues. Interior ceiling repairs were completed, and the property is now fully protected for decades to come.
